Solar roof ventilation in Birtinya

The Kimberley KSV300 for the new homes of Oceanside and Kawana.

Sol Coast Construction supplies and installs the Australian-made Kimberley KSV300 solar roof ventilator in Birtinya and the surrounding suburbs, on Colorbond and tiled roofs, from $900 installed. It runs on sunlight, so it works hardest when your roof is hottest, and it goes into the same opening as most whirlybirds. Licensed carpenter, QBCC licensed and insured, Kimberley warranty of 24 months on the motor and 5 years on the chassis, fixed written quote before any work starts.

Why Birtinya roofs need a powered vent

Most of Birtinya was built in the last fifteen years, around the hospital and the Oceanside estate, and the homes share a roof profile: Colorbond, low pitch, often a dark tone, with little or no tree shade and a compact block. That combination heats a roof cavity faster than almost anything else on the Coast. The sheet gets hot, there is no shade to break it, and the small cavity under a low-pitched roof has nowhere for the heat to go. By early afternoon the air above your ceiling can be well past 60 °C, and the air conditioner downstairs is paying for it.

Few of these homes came with any roof ventilation, and the ones that did usually got a whirlybird, which depends on a breeze that Birtinya's inland streets do not always get. The Kimberley KSV300 is the right fix for this roof type: it runs on the sun that is heating the sheet, it is flashed up under the ridge capping on Colorbond with no cutting beyond the opening, and it comes in black or white at the same price, so on a Surfmist or Shale Grey roof the white unit disappears.

Compact blocks also mean the garage is often the hottest room in the house. A ducting kit lets a second KSV300 draw from the garage, a bathroom or a walk-in robe, and the AC model plugs into a standard 413 socket to keep running on mains after dark.

Birtinya solar roof ventilation questions

Our Birtinya home has a dark Colorbond roof. How much difference will a vent make?

Short answer: A lot. A dark, low-pitch, unshaded Colorbond roof is the fastest-heating cavity on the Coast, and a solar ventilator runs hardest in exactly those conditions.

Detailed: The KSV300 moves far more air than a whirlybird and runs whenever the sun is on the panel, which on a Birtinya roof is all day. It will not make the sheet cooler, but it stops the heat pooling above your ceiling and soaking down into the rooms.

Can I get a white unit to match a Surfmist roof?

Short answer: Yes. The KSV300 comes in black or white at the same price.

Detailed: Light roof tones are common across Oceanside and Kawana, and the white unit blends into them instead of sitting as a black dot on the ridge. Black suits Monument, Basalt and the darker tones.

Is a low-pitched Colorbond roof a problem for the install?

Short answer: No. The flashing slides up under the ridge capping, the unit is screwed to the battens and the edges are sealed, the same as any corrugated roof.

Detailed: Low pitch is normal on the newer Birtinya homes. We work from a fall-restraint system, so there is no scaffolding, and the job is usually done in a single short visit.

My home is still under the builder's defects period. Can a vent be installed?

Short answer: Yes, but check your builder's terms first. We install to Kimberley's instructions and warrant our workmanship as a QBCC-licensed contractor.

Detailed: Some builders ask to be told about any roof penetration during the defects period. We can give you the unit specification and the installation method in writing to pass on, and we flash and seal the unit so it does not become the leak nobody wants to argue about.

Replacing a whirlybird? Our guide to whirlybird replacement on the Sunshine Coast walks through the swap. A roof screw replacement or a Kimberley attic ladder is easily done on the same visit.
